Some contractors offer basic roof inspections, focusing on the exterior (sometimes only from street level) and essential components like flashings. While necessary, a more comprehensive inspection can uncover potential problem areas that might lead to significant, costly damage.

Exterior Roof Inspection
- Blistered, curled, or split shingles
- Loose or missing shingles
- Loose or exposed nails
- Improperly seated nails that have "popped"
- Broken or loose shingles at ridge and hip lines
- Missing caulk to seal flashing
- Rusty or corroded metal flashing
- Damaged or missing flashing
- Sagging ridges
- Broken seals on shingles
- Excessive granule loss on shingles
- Cracks in the chimney
- Dry rot on rubber boots at the top of pipes
- Condition of gutters and downspouts
- Damage or rot on fascia boards
- Condition of siding above the roof
- Proper shingle overhangs on gutters and eaves
Interior Roof Inspection
- Cracks in roof sheathing
- Proper attic ventilation measurement
- Sagging decking between rafters
- Outside light penetration
- Proper ventilation for attic intake vents
- Proper ventilation for bathroom and kitchen exhaust fans
- Leaks around vents, chimneys, and other exterior holes
- Signs of condensation, wet insulation, or mold
